Stucco & Exterior

EIFS or Stucco? How to Tell What’s on Your House

They can look almost identical from the street, but EIFS and traditional stucco are built differently — and that changes how they should be repaired.

From across the street, a house finished in EIFS and one finished in traditional stucco can look exactly the same. Both have a smooth or textured cement-like surface, both come in many colours, and both are common across the GTA. Underneath, though, they are very different systems — and knowing which one you have is the first step to repairing it properly.

What is traditional stucco?

Traditional stucco is a cement-based plaster applied in two or three coats over wire lath or masonry. It is hard, heavy and fairly rigid. When it moves, it tends to crack in fine lines rather than dent.

What is EIFS?

EIFS (exterior insulation and finish system) uses rigid foam insulation board fastened to the wall, a reinforced base coat and a thin textured finish coat. It is lighter, adds insulation value and usually feels slightly hollow or soft when pressed firmly.

Three quick ways to tell them apart

  • The tap test: stucco sounds solid; EIFS often sounds hollow.
  • The press test: EIFS may flex slightly under firm thumb pressure; stucco will not.
  • Look at the edges: where the finish ends at a foundation or window, EIFS often shows the foam layer behind a thin coating.

Why it matters for repairs

Patching EIFS with stucco (or the reverse) creates a weak spot where the materials meet. Moisture behind either system also needs to be traced to its source before any cosmetic repair. That is why we always confirm the wall assembly on site before quoting.

Questions & answers

Can EIFS be painted?

Yes, with a coating designed for EIFS. Dark colours can raise surface temperatures, so we review colour choices with you first.

Is cracked stucco always a sign of water damage?

No. Many hairline cracks are cosmetic, but cracks near windows, rooflines or the foundation should be checked for moisture.
